Unit 202, Co. Ltd. for holiday home rentals on Samui-Finder.com
The Unit 202, Co. Ltd., runs the online platform Samui-Finder.com (http://www.samui-finder.com). Samui-Finder.com publishes lists of vacation houses (holiday houses) and other accommodations on Koh Samui, Thailand. Unit 202 enables those interested in renting accommodations to negotiate a contract with the landlord/proprietor. Unit 202 solely supports potential renters and landlords/proprietors to negotiate a rental contract, it is not itself own and/or offer accommodations.
Unit 202 has been endorsed by the Thai Board of Investment (BOI) and is as such listed as a „promoted company“. Mr. Eberhard Flöter-Rosdale is director of Unit 202 Co., Ltd. The complete contact information for the company is:

Reservation Inquiry, Cost free and Without any Obligations
House selection: Pick a house or other accommodations out of our online offers at Samui-Finder.com. You can also send us an inquiry stating your wishes with travel itinerary, price wish, size, features, etc., We will then send you some suggestions for suitable accommodations.
Reservation inquiry: After selecting a house (or houses) out of our offer, please send us your reservation inquiry with the proposed time frame by email or use the web form supplied on the website. We will answer your inquiry as soon as possible. This reservation inquiry is absolutely free and non-obligatory.
Confirmation of reservation inquiry: We will answer your reservation inquiry as soon as possible by e-mail. Our reply is only an information service and does not constitute a binding agreement or booking.
Binding Confirmation/Bookings
Confirmation/Booking: Your booking is binding after you send us written confirmation (e-mail, fax) that you wish to book the house in the time span available and confirmed by unit202. This booking is completed and binding after your written confirmation is in turn confirmed by Unit202.
In order to successfully complete your booking, your booking information and personal information requested must be accurate and complete. When confirming your booking you declare that you agree to these terms and conditions of business of Unit202 Co. Ltd., for house rentals on Samui-Finder.com.
Upon receipt of your booking confirmation e-mail please check it carefully to ensure that it is correct. Please inform Unit202 of any incorrect or incomplete information within three (3) days. If you submit correction later than three days after receipt of the booking confirmation, a corrected booking cannot be guaranteed and does not entitle you to cancel your booking.
Please contact Unit202 if you have not received further mail with booking information within seven (7) days after our initial confirmation mail. Unit202 will then resend the mails.
Payment for rentals beginning in more than 30: If you book a house more than 30 days before rental begin you must pay 30% of the total rental fee immediately. Payment can be made either via your credit card or by bank transfer. The remaining amount (70%) is due 30 days before rental begin.
Payment for rentals beginning in less than 30 days: If you book a house less than 30 days before rental begin you must pay the entire amount immediately, either via credit card or bank transfer.
Safety Deposits: Many house owners demand a safety deposit, for example for electricity or other fees. Information on safety deposits for the house in question is offered on the individual house information on Samui-Finder.com. Safety deposits must be paid in cash on arrival.
Booking Cancellation – Cancellation Costs: Cancellation of a confirmed booking does not entitle you to a complete reimbursement of costs. Therefore we highly recommend that you take out a cancellation insurance.
If you cancel your booking more than 30 days before rental begin you must pay 30% of the total rental fee. If you have already paid 30% of the total rental fee, this fee will not be reimbursed. The reason for this is that the cancellation of your confirmed booking poses a real loss for the house owner who has turned other potential renters away.
If you cancel your booking less than 30 days before rental begin payment for the entire amount is due, i.e. must be paid via credit card or bank transfer. For this reason we highly recommend that you take on a cancellation insurance. If a substitute for your booking can be organized Unit202 will try to negotiate a partial reimbursement of payment with the house owner. You are not legally entitled to any reimbursement.
Change of Reservation: A change of reservation is only possible if your change is confined to booking another house within the same house owner’s pool of houses or for a different time period for the same house or another house within the same house owner’s pool of houses. The house owner is entitled to a fee for the change of reservation. Unit202 charges 30 Euros for a change of reservation. Unit202 will attempt to negotiate a change of reservation with the house owner.
A change of reservation encompassing a house belonging to another house owner is not possible. In this case a complete booking cancellation and new booking must be undertaken. For a summary of costs please s. “Booking Cancellation – Cancellation Costs”.
Method of Payment
Payment can be made via bank transfer or credit card payment.
Transfer costs: In case of bank transfer all bank transfer costs, especially international bank transfer fees must be carried by the customer and not by Unit202 or the house owner. No reduction of rental fees due to bank transfer fees will be accepted by Unit202 or by the house owners.
Late Payment: In case of the late payment Unit202 will send a demand note (reminder of payment). If payment ensues with more than ten (10) days delay Unit202 will charge 10 Euro per reminder of payment. In case of late payment Unit202 and/or the house owner are entitled to rent the house to another party. In this case the customer will nonetheless be charged the fees for his/her booking.
General Information
Maximum Occupants, Pets, And Special Requests: Information on the number of house occupants (including children) and the type and number of pets is mandatory. Some house owners allow pets, some more than one, some do not allow pets. Special requests (e.g. bed linen, pick up service, house cleaning) can be made in the web booking form in the free text field.
House Object Description: All house descriptions are based on the information given by the house owner. In exceptional cases this information may change and therefore differ from the information presented online. In the detailed online description of each house you will find information on amenities, features, prices and terms of service, as well as, information on safety deposits, energy rates and the like.

Entry Requirements, Vaccinations and Health Care, Currency Regulations: The individual customer (house renter) is responsible for obtaining adequate and correct information on entry requirements (e.g. visa), currency regulations and foreign exchange, as well as, information on health care and health precautions. Information on the Samui-Finder.com on these subjects in the German language section pertains to German citizens in general. Please note that entrance requirements and regulations differ somewhat dependent on the traveler’s citizenship. Unit202 cannot be held responsible for the correctness of the information presented on the website Samui-Finder.com.
Flight Bookings: Unit202 is not responsible for flight announcements or advertisements, flight bookings or the like on the website Samui-Finder.com. The flight announcements and advertising, bookings, etc., are the sole responsibility of the travel agents and airlines involved.
Customer Complaints
Should you encounter any problems during your stay in regard to your house rental please contact Samuifinder.com immediately. Usually small problems (new light bulbs, etc.) will be taken care of by the house owners.
Any defects must be reported to the house owner immediately – otherwise you may loose your right to compensation if the house owner does not have a chance to remedy the situation. Unit202 will do its best to help you transmit your complaints to the house owner. Unit 202 cannot, however, make any decisions in these matters or remedy the situation. All customer complaints fall in the responsibility of the house owner.

Tips and FAQ
Travel Cancellation Insurance: We highly recommend that you take on a travel cancellation insurance. This will enable you to have your travel costs reimbursed if you must cancel your travel plans due to illness or “acts of God”.
Travel Health Insurance: It is important to have a valid travel health insurance in Thailand. Usually medical costs incurred during travel time in Thailand are not covered by your home public or private health insurance (at least for German citizens). It is highly recommended that you take on an appropriate travel health insurance before starting your trip. There are many travel health insurances on the market, many of them modest in price and valid for a complete year.
Our House finding Service: We will be happy to make some suggestions on houses that would fit your needs. Please use our online form to let us know what exactly you are looking for. Let us know when you will be traveling, how long you would like to stay, your preferred region or town, house features and amenities and your price range and whatever else you find important. The more detailed your description ist, the better our chance of finding the right house for you.
Safety Deposits – How does that work and why are they necessary?
Often house owners on Koh Samui ask for a safety deposit. This is noted on the detail page of each house. Usually it is used for energy costs (electricity) which are more often than not much cheaper than in Europe. Individual billing allows you to save costs and be kind to the environment, e.g. by only using the aircon when you really need it. At the end of your stay the energy costs are deducted from your safety deposit and you receive a reimbursement for the rest.
Some house owners ask for a safety deposit to account for vandalism or damages to the house or furnishings. This is also expressly noted on the detailed description page of the house. This type of safety deposit is always paid back in full, as long as nothing in the house is damaged or lost. This type of damage may also be covered by your personal liability insurance – so please take a look at your insurance policy.
